For decades, the mile of Gulf Shore Boulevard North between Banyan and Harbour was defined by a single address: the 1946 Naples Beach Hotel & Golf Club. One property, one clubhouse, one predictable rhythm. That block now holds three concurrent construction and reopening timelines running through 2028, and if you own a home in Coquina Sands, the practical question is no longer what is coming. It is in what order, and what does the walk to the beach look like while it all lands.
The short answer is that the resort side of the block is coming online in careful phases through 2026, the private-residence side is still in dirt, and the public park at the north end of the strip is quietly getting rebuilt on top of everything else. Here is what the next twelve to twenty-four months actually look like on your stretch of the boulevard.
The Opening Schedule Nobody Sent You
Naples Beach Club, A Four Seasons Resort, officially opened to the public on November 17, 2025, nearly seven years after the city approved the plan and four years after the original 1946 Naples Beach Hotel came down, as a $1 billion-plus project with a 220-room resort and 153 private residences on 125 acres. That was the ribbon-cutting, not the finish line. A handful of amenities anchor the day-one experience, and the rest are staggered through this year.
| Now Open | Phased Through 2026 |
|---|---|
| The Merchant Room (Gavin Kaysen) | Sanctuary Spa, 30,000 sq ft (Q1 2026) |
| HB's on the Gulf | Naples Trading Co., grab-and-go (Q1 2026) |
| Sunset Bar | Fin's Kids Club & Teen Centre (Q1 2026) |
| Guest rooms and suites | Picture House, 22-seat cinema |
| Terrace and Sunset pools | The Wager gastropub with four-lane bowling (Q3 2026) |
| Fitness center | Sabal Suite, 7,000 sq ft (early 2026) |
| Beach access and cabanas | Tom Fazio 18-hole golf course (fall 2026) |
The dining lineup includes a James Beard Award-winning chef's signature brasserie, a Gulf-front seafood restaurant with a raw bar, a Latin-inspired beachfront sunset bar, a grab-and-go market, and a sports gastropub with bowling opening late 2026, on a 125-acre parcel at 801 Gulf Shore Boulevard North. If you live in Coquina Sands, the schedule matters because the reservation math shifts every quarter as new venues come online, and because the Garden-View rooms in Building E face the resort grounds and golf course, which in 2026 means a construction view. Translation: the property is still building itself while it hosts you.
What Chef Kaysen Actually Changes About Your Tuesday Night
The name most residents keep hearing is Gavin Kaysen. He is a two-time James Beard Award winner who trained under Daniel Boulud at Cafe Boulud in New York, and The Merchant Room is his first restaurant outside Minneapolis, where he runs Spoon and Stable and Demi. The concept is a New American brasserie: French technique meets Gulf Coast seasonal ingredients, anchored by an in-house dry-aging program using Creekstone Farms beef aged 24 to 45 days.
Two things about that matter to a Coquina Sands homeowner. First, The Merchant Room, HB's, and Sunset Bar are all open to the public with no requirement to be a hotel guest, and valet parking is $15 with restaurant validation. You do not need a room key to book any of the three. Second, reservations are required at The Merchant Room and strongly recommended at HB's, especially during peak season from January through April, which means the local window to build a relationship with either kitchen closes fast once the season starts.
HB's, Rebuilt In Its Own Footprint
HB's, named for Watkins family patriarch Henry B. Watkins, Sr., has been rebuilt in its original footprint, and the beachfront restaurant now pairs its familiar Gulf views with modern comforts, including a new private dining room. Sunset Bar came back on the same principle: same beach, retuned identity. The bar reopened with neon accents, Latin-leaning small plates, tropical cocktails, and a lighter, more playful energy while keeping its open-air spirit. For neighbors who remember the old rooms, these are not restorations. They are new operations under kept names.
The Building Next Door, And The Overlap With Your Beach Walk
While the resort side of the block ramps its amenity calendar, the residential half of the mile is still in dirt. Olana is a 12-residence beachfront building at 1121 Gulf Shore Boulevard North, developed by Kolter Urban and BH Group with interiors by Champalimaud Design, where each floor-through residence runs over 10,000 square feet with roughly 80 feet of Gulf exposure. Groundbreaking is expected in 2026, completion around 2028, with pricing reported from $30 million and beachfront villas from $35 million. Olana replaces the former Bahama Club site and will introduce a modern residential offering to one of Naples' most established coastal communities.
Olana is not the only new building on the mile. Olana, Rosewood at 1601 Gulf Shore, and Naples Beach Club at 851 Gulf Shore are all rising within a mile of each other; this is the block where Naples' next decade of beachfront is being built. If you already own here, that geographic clustering is the mechanism to understand:
Three separate luxury projects, three separate construction schedules, all sharing the same one-mile stretch of Gulf Shore Boulevard. The staggered timelines mean your beach walk from 2026 through 2028 will pass at least one active site on any given day, and the amenity gravity on this block will keep shifting as each project lights up.
The Fazio course is the swing factor for anyone watching the schedule. The upcoming Tom Fazio-designed 18-hole golf course is scheduled to debut fall 2026, alongside the revival of HB's on the Gulf and Sunset Bar, which means the boulevard's traffic pattern shifts once the course opens and again once Market Square's entertainment venues come online. Market Square entertainment includes a 4-lane bowling alley, game room and lounge, and The Picture House intimate cinema opening Q1 2026.
Worth flagging for planning purposes: guests may notice some construction along the drive near the golf course and private residences, but the main hotel, pools, and beach are fully complete with no visible work or noise. That describes the current lull. Once Olana's foundation work begins, the pattern will change again.
Lowdermilk's Quieter Rebuild
The third project on the block is the one no one is putting in a press release. The Naples City Council is set to vote on a $699,787 agreement with Playmore West Inc. for the purchase and installation of a new playground and covered gazebo at Lowdermilk Park, replacing the park's previous playground on the north side that was destroyed by Hurricane Ian in 2022. Funding comes from a combination of two previously approved park enhancement projects and a $250,000 donation from the Nommensen family, and the gazebo, originally planned as part of a 2025 park improvement project, was postponed after construction bids exceeded the available budget.
A separate infrastructure item is also in motion at the park's northeast corner. Lowdermilk Park at 1301 Gulf Shore Blvd. N is the subject of a drainage and sidewalk improvement project along the north property line, with LJA Engineering as engineer of record and a project estimated budget of $205,000. For homeowners on Banyan and the north end of Gulf Shore Boulevard, that is the sidewalk you walk on. It is the least glamorous of the three projects and the one you will notice first.
A Practical Read For The Next Twelve Months
The pattern across all three sites is the same: things open in phases, and the phases favor residents who plan around them rather than around the season. A few concrete moves for the next year:
- Book The Merchant Room and HB's before Thanksgiving. The winter reservation crush is coming, and both rooms are still calibrating to the tables in front of them.
- Treat the Fazio opening as a season-changer. If the course debuts on schedule in fall 2026, expect boulevard traffic patterns and evening reservation demand across the whole north end of Coquina Sands to reset when it does.
- Check the Sanctuary Spa opening before committing to a treatment membership elsewhere. The 30,000 sq ft, two-level retreat features 16 treatment rooms, including 3 couples' suites, a 3,200 sq ft thermal circuit with saunas, cold plunge, ice lounge, and experiential showers, plus cryotherapy, oxygen therapy, LED masks, and IV infusions. It is a walking-distance amenity for most of the neighborhood.
- Assume Olana's site work will be visible from the beach. With completion around 2028 and groundbreaking in 2026, the sand walk between the resort and 1121 Gulf Shore will read as an active project through most of the interim.
- Watch the Lowdermilk playground vote and the sidewalk work. The north-side approach to the beach is being rebuilt in stages, and the changes are easier to absorb if you know they are coming.
Coquina Sands is quietly becoming the highest-density concentration of new luxury infrastructure in Naples, and the residents who already live here have the best seat for how it lands. If you want to talk through what any of this means for your home, whether that is a beachfront condo at Surfside Club, Whitehall, or Via Delfino, or a canal-side single-family on Crayton or Banyan, Annie Hagstrom is available to walk the block with you and think it through in person.
