All of them are absorbing new kitchens, new ownership, or new pricing between now and December, and the reshuffle is unusually concentrated.
Here is the thesis worth carrying into August: the fall openings at Waterside Shops are large enough to shift reservation gravity north, and the independents that just opened downtown and along U.S. 41 are pricing and staffing themselves right now, before high-season habits set in. If you wait until November to work through the list, the tables you want will already be spoken for by people who did the work in July.

Three sizable rooms are aimed at the Waterside address between summer and year-end, and they belong on your radar because each one will pull attention that currently sits with independents on Fifth Avenue South and Tamiami Trail North.
- Eddie V's Prime Seafood. Targeted for summer 2026 on the outparcel.
- Buck & Rider. Targeting late 2026 at Waterside Shops, with the brand's hallmark open kitchen, expansive raw bar, and indoor-outdoor seating. CEO Adam Strecker has personal ties to Southwest Florida and described Naples as a natural first choice for the brand's first expansion outside Arizona.
- RH Restaurant. The fine-dining restaurant at the center of Restoration Hardware's new glass-atrium gallery on the former Nordstrom site.
For a Grey Oaks resident, the practical read is this. Livingston Road and Golden Gate Parkway put you at Waterside faster than the Gulf Shore Boulevard crowd. When these rooms open their books, you are geographically closer to the reservation desk than most of the buyers they were designed to attract.

The restaurants that arrived in the first half of 2026 are overwhelmingly local operators or single-market debuts, not chains chasing a season, and independents lock in their reservation rhythms during exactly this window, before high season teaches them what they can charge and how long the wait can stretch. - Heyday Cookshop, at 4691 Tamiami Trail N. at Neapolitan Way. Kayla Pfeifer, executive chef and co-owner, launched Heyday in April; she is a James Beard Emerging Chef semifinalist and a Food Network Chopped Champion, and this is her second Naples concept after Bicyclette Cookshop.
- Claypot Turkish Restaurant, at 4910 Tamiami Trail N., Unit 310, a fast-casual Turkish concept where everything is made from scratch in actual clay pots using traditional methods.
- Tiny Kitchen, at 524 Park St., owned by Alejandro Veiga along with his wife, Samantha Skarl, and his mother, Chef Marta Veiga, serving Argentinian street food from a 680-square-foot space near Fifth Avenue South.
- Annie's Bistro, inside the new Olde Naples Hotel on the block where Naples was founded in 1889, evolving through the day from morning café to full bistro and bar, open to non-hotel guests, steps from Third Street South.
- Ce Soir, in Bayfront, part of the new downtown lineup alongside All Too Well Gourmet Sandwiches and Barrio Taqueria.
A resident's rotation of two, one from Tamiami Trail North and one downtown, gets you through the summer with room left for a Waterside opening in the fall.
Rebrands That Deserve A Second Look
Three familiar addresses have changed hands or concepts in a way that goes beyond a menu refresh.
Papa Joe's Trattoria launched June 17 in the longtime space of Zen Asian BBQ in Naples Park, at 10823 Tamiami Trail N. Zen owner Mike Cardascia teamed up with Giuseppe "Papa Joe" Maffei for the cuisine change, aiming at classic Brooklyn-Italian rather than the Asian barbecue the room served for years.
Further east, Casa Cotzelli opened its second location on June 23 in the former BurgerFi space in the Shops at Eagle Creek, near the southeast corner of U.S. 41 East and Collier Boulevard, co-owned by Gabriele Cotza and Filippo Butelli. The original Casa Cotzelli inside Island Walk earned a following on its old-school Italian menu, and the East location extends that reach.
On Davis Boulevard, Adoré Bar & Cucina opened at 7785 Davis Blvd., open 4 to 11 p.m. daily, in the former Pelican Larry's space with authentic Italian dishes and imported ingredients.
These are not new-menu-same-place changes. Different kitchens, different sourcing, different service styles at the same doors. If a rebrand happens to be a room you already had in rotation, it is worth a second visit before assuming it is the same restaurant.
Off-Season Pricing That Disappears In February
Here is the piece most residents underuse. Restaurants that stay open through summer are pricing for the people who live here, and that pricing goes away the week high season starts.
Several downtown and North Naples spots are running meaningful deals, with Chops City Grill at 25% off entrees and steaks through summer.
Twenty-five percent at a downtown steakhouse is not a happy-hour figure. It is a full-menu discount on a room that will not offer anything close to it once November arrives. If you have been meaning to try one of the fine-dining rooms at the top of the price band, this is the quarter to do it, at a Grey Oaks-friendly Tuesday or Wednesday when the counter is easy to hold.
Between Meals: The August Culture Calendar
Dining is the loudest story this summer, and the arts calendar deserves attention alongside it.
At Artis-Naples, summer programming through July and August features chamber music, jazz concerts, and the Festival of Great Organ Music. A concert followed by a table at Heyday or Tiny Kitchen is the sort of pairing the fall calendar will not offer once Waterside opens and reservation demand spikes.
For a lighter evening, Rock the Block at Mercato on August 20, 2026 is a block party in the heart of Mercato with live music, drinks, and family programming. Mercato is a short drive up Airport-Pulling from the Grey Oaks gate, and August 20 falls on a Thursday, which is worth checking against your travel calendar if you are already planning an end-of-summer weekend at home.
The Pickleball Note
While the food scene is the headline, the Grey Oaks courts have their own August-to-April rhythm worth noting. The Grey Oaks Pickleball Open returned for its 2nd Annual Tournament, hosted at the Country Club as a signature event showcasing pickleball in Southwest Florida. If you have neighbors who play, keep an eye on the club's spring calendar; the tournament has become a fixture that draws players from well outside the community.
