The two biggest dark storefronts at Park Shore Plaza, the old Saks Off 5th and the old Party City, have both been leased to TJX Companies. TJX is the parent of HomeGoods, which already anchors the center. Sierra is scheduled to open first, on Nov. 14, and T.J. Maxx follows in the first quarter of 2027. Once both are open, the center on U.S. 41 at Park Shore Drive will hold three TJX stores, and the owner's leasing page currently lists no available spaces anywhere on the property.
For anyone who handles groceries, books, home goods and quick lunches in this one parking lot, the next five months will reshape the errand run. One store opens before Thanksgiving, the other after the holidays, and each fills a space that has sat empty since at least this spring.
Two Vacancies, One Tenant Family
Saks Off 5th closed its 27,000-square-foot store at Park Shore Plaza this spring after about ten years there. Saks Global closed all but 12 of its 50 Off 5th locations nationwide this year as part of a Chapter 11 restructuring. The former Party City space, at 18,676 square feet, has been empty since last year.
Both gaps went to the same company. Columnist Tim Aten reported the leases in Gulfshore Business. He quoted Maria Pace, vice president of marketing for Brixmor Property Group, the New York-based owner of the plaza:
"Following the recent Saks Off 5th closure, we saw strong retailer interest and were able to quickly backfill the space. The addition of Sierra and TJ Maxx, alongside HomeGoods, means Park Shore Plaza will be home to three TJX brands."
Together, the two new stores cover 45,676 square feet. Add the 31,000-square-foot HomeGoods and TJX will hold roughly 76,700 square feet of the plaza's storefronts. That is more than twice the size of Barnes & Noble, which at 35,080 square feet is the second-largest store on the property after Burlington's 60,000. The plaza's biggest boxes now lean firmly toward value retail, with The Fresh Market, Barnes & Noble and a cluster of local restaurants and services filling the spaces between them.
Where Each Store Lands
The two new stores land in different parts of the plaza, beside different neighbors.
- Sierra takes the former Party City space at 4377 Tamiami Trail N., between Burlington and Kirkland's Home.
- T.J. Maxx fills the old Saks Off 5th space between The Fresh Market and Barnes & Noble.
- HomeGoods stays in its 31,000-square-foot space, which makes it the TJX store already in place before either newcomer arrives.
The T.J. Maxx location puts a third anchor between the grocery store and the bookstore, in a space that has been dark since spring. On the site plan, Sierra's unit is numbered in the same group as Burlington, Kirkland's, the Let's Dance With Me studio and Essential Surfaces of Naples.
The Calendar Through Early 2027
The openings are spaced out, and only one has a firm date.
- May 13, 2026. Juice Society opened at 4233 Ninth St. N.
- Nov. 14, 2026. Sierra is scheduled to open, nine days after this post publishes.
- First quarter of 2027. T.J. Maxx is expected to open. Gulfshore Business, writing this year, put the opening in "the first quarter of next year." Brixmor gave that target based on its latest information, and a TJX spokesperson did not confirm the date.
Brixmor's site plan, last updated Oct. 21, 2026, already lists both Sierra and T.J. Maxx as current tenants. That reflects signed leases, not open doors. If the schedules hold, Sierra will be open by Thanksgiving week and T.J. Maxx will not.
What Sierra Brings to U.S. 41
Sierra has more than 150 stores nationwide, but its only other Florida store is in Jacksonville. That makes Park Shore Plaza the brand's first location anywhere on the Gulf Coast side of the state.
According to Gulfshore Business, the store will carry top-brand apparel, footwear and gear for hiking, running and everyday movement at 20% to 60% below department and specialty store prices. Nothing else on the plaza's current tenant list is an activewear or outdoor gear store.
T.J. Maxx is a different case. The chain has more than 1,300 locations, including stores at Carillon Place in Naples and Coconut Point in Estero. Its family apparel, shoes, accessories, beauty and home goods will be familiar to almost everyone. The difference is distance. A store that used to take a trip will be next door to the grocery store.
The Smaller Storefronts Are Moving Too
The anchors get the headlines, but the plaza's smaller spaces have changed this year as well.
Juice Society opened May 13 in the former Duck Donuts space at 4233 Ninth St. N. Duck Donuts closed last summer after five years. Juice Society is owned and was founded by Kallie and Matt Isadore. The menu covers superfood bowls, organic cold-pressed juices, smoothies and aqua frescas. Hours are 8 a.m. to 5 p.m. Monday through Saturday, and it's closed Sundays. The Naples shop is the brand's second in the region, after Coconut Point in Estero. On the owner's site plan, Juice Society takes up two adjoining units totaling 4,000 square feet.
Kirkland's Home is still open. The store announced a closure earlier this year and ran an everything-must-go sale, but it kept operating with new inventory. Bed Bath & Beyond Inc. bought the Kirkland's Home brand assets last fall and plans to rebrand the chain in the next year or so. The store sits right next to the incoming Sierra, so its sign may change even while its location stays the same.
Molcajetes, the Mexican restaurant in the plaza, closed during the first half of 2026, according to Tim Aten's midyear restaurant roundup in Naples Press. No replacement has been announced. Felipe's Mexican Taqueria is still on the property in its 5,400-square-foot freestanding building.
The rest of the current tenant list gives a sense of the plaza beyond its big stores. It includes Peppi's Pizzeria, Bronx Bagels, Society Wine Bar, Creme de La Creme, L'Escargot 41, Kay's on the Beach, Yard House, The Spot Barbershop, Pro Nails Salon, Sleep Number, Dollar Tree, Fifth Third Bank and McDonald's. Brixmor also owns Naples Plaza, Granada Shoppes in North Naples, Freedom Square in East Naples, Marco Town Center and the Center of Bonita Springs. Pace credited the Park Shore leasing activity to "the strength of both the center and the Naples market." No physical renovation of the plaza has been announced. The changes this season are all about which stores fill the spaces, not new buildings or a new layout.
Holiday Dates on Venetian Bay
The new Sierra opening comes just before the holiday calendar starts at The Village Shops on Venetian Bay, the neighborhood's other shopping destination on the water side of Park Shore. Between the two centers, the late-November shopping weeks look like this:
| Date | Where | What |
|---|---|---|
| Sat., Nov. 14 | Park Shore Plaza | Sierra's scheduled opening |
| Sat., Nov. 21, 3 to 7 p.m. | The Village Shops on Venetian Bay | Grand Illuminations, with holiday lights, shopping and complimentary photos with Santa |
| Thu., Nov. 26 | The Village Shops on Venetian Bay | Gobble Gobble Thanksgiving Day 5K, billed as Naples' original Thanksgiving Day race |
| Fri., Nov. 27 to Sun., Nov. 29 | The Village Shops on Venetian Bay | Black Friday Stroll & Shop, with promotions at participating boutiques |
| Sat., Dec. 12, 3 to 7 p.m. | The Village Shops on Venetian Bay | Holiday on the Bay, with more than 100,000 lights and a 6 p.m. snow and tree-lighting moment |
Holiday shopping in Park Shore this year starts with an outdoor gear store opening between Burlington and Kirkland's, a week ahead of the first lights going up on the bay. T.J. Maxx arrives after the holidays, and once it does, every storefront Brixmor lists at Park Shore Plaza will be filled.
